Annual Meeting

November 18, 2025

Budget Meeting

Meeting called to order by Susan Barker, president at 6:30pm.

Proper meeting notices were sent quorum was met, Susan, Andy, Carla and Jeff present in

person or by proxy

Presidents’ comments concerning accomplishments this year:

- Susan gave presentation.

- Stump Grinding various sections of common property and tree removal near the entrance.

- Roof Project 2025 - completed with upgraded skylights and within budget.

- Road Repair 2025- completed repairs to damaged concrete at the pool, by the pond and

across from 331 / 442 40th Ct. West.

- Fire Hydrant Replacement - maintenance and repairs completed.

- Annual Palm Tree Trimming - Scheduled for November

New Business

2026 Budget Review:

James Ro reviewed the 2026 budget and verified that the board had all agreed. He also gave the

approximate totals in our operating account, working capital and reserves. Carla made a motion to approve

2026 budget and seconded by Suan. Motion carried.

Andy made a motion to adjourn the meeting. Carla seconded and motion carried.

Meeting adjourned at 7:05pm.

Annual Membership Meeting

Susan made a motion to call the meeting to order at 7:07pm

Proper meeting notices were sent quorum was met, 55 present in person or by proxy

Candidates’ introduction: Each candidates have a chance to introduce themselves.

New board members:

Melissa Anderson, Gabriel Dennis, Heidi Evans, Nancy Iandolo, Alan Gedeon, Dawn Sabbato and Jeff

Massey are newly elected

Neighborhood Enhancement Grant project : Alan Gedeon is working on the Neighborhood Enhancement

Grant project and the board appreciate his effort. Alan volunteered to get the quotes from the vendors.

James Ro called meeting to order 8:36pm

Quorum present : Melissa Anderson, Gabriel Dennis, Heidi Evans, Nancy Iandolo, Alan Gedeon, Dawn

Sabbato, Jeff Massey

New officer

President: Melissa Anderson, Gabriel made a motion and seconded Dawn. Motion carried

Treasurer: Jeff Massey. Dawn made a motion and Heidi seconded. Motion carried.

Secretary: Dawn Sabbato nominated. Heidi made a motion and seconded by Melisa. Motion carried

Vice President: Gabriel Dennis nominated herself. Dawn made a motion and seconded by Heidi Motion

carried.

ARC Committee: Alan and Heidi

Purchase/Lease application.: Melissa and Gabriele

Melissa made a motion to approve new officer Gabriel seconded and motion passed
