📢 Important Announcements & Reminders

  • Annual HOA Meeting: Mark your calendars! The Annual HOA Meeting is scheduled for December 1st at 6:30 PM at the Palm View Baptist Church.

  • Website & Newsletter Sign-Up: Have you visited our website yet? Head over to www.melwoodoaks.net to sign up for the newsletter and stay informed.

  • Spectrum Internet & TV Benefit: A friendly reminder that your regular HOA dues cover Spectrum Internet and TV. Make sure you are not paying out of pocket! If you are currently receiving a bill, call Spectrum directly and they will adjust your bill according!

  

🗳️Community Paint Color Survey

 Our neighborhood painting project is launching soon, and we need your input! The project will be managed by Patriot Painting, starting at the neighborhood entrance and continuing over the course of about six months.

 You can preview the two choices in person at the following locations:

  • Option A: 320 40th Ct W. (Dawn’s home)

  • Option B: 304 40th Ct W. (Ray’s home)

  • Samples are also available to view at the pool.

 Please visit our website at www.melwoodoaks.net to take the paint color survey and select your choice. Survey closes October 25th.

 A massive thank you to our painting team—Gabriele, Heidi, and Dawn—for volunteering a tremendous amount of time and effort to get this project moving!

  

🛠️ Neighborhood Property & Maintenance Updates 

  • Property Violations & Compliance: The Board completed its 2nd Walk Around of the year on August 22nd. Thank you to those who have been proactive about cleaning up your properties, fixing yards, pressure washing fences, and keeping trash cans out of sight from the street!


    • Note: Did you know that approximately 80% of our residents have received at least one letter of violation? These letters are never meant to offend our residents, but to keep our community looking great! And because of YOU, we have a 99% compliance rate. Thank you for keeping Melwood Oaks looking beautiful!


  •  Tree Trimming & Pond Maintenance: JB Tree did a phenomenal job on our annual tree trimming. They went above and beyond by clearing out the trees around the pond—it is looking the best it has in a long time! We hope everyone is enjoying the running fountain again. 


  • Roof Replacements: Five roofs are scheduled for full replacement this October. Residents living in Buildings 311, 320, 327, 403, and 423 should prepare for roofers to be on-site.

    •  A great big thank you to Jeff for all his hard work organizing this project!

 

 🚗 Traffic Safety & Infrastructure

 The Board held its 8th Board meeting at the pool on August 30th, where the installation of rubber speed humps were officially approved.

 

Three speed humps will be installed to calm and slow down traffic at key areas:

  1. The neighborhood entrance

  2. The turn onto 40th Ct. W

  3. 3rd Avenue W (heading towards the back of the neighborhood)

 

Special Thanks: A huge shoutout to Ray at 304 40th Ct W. and his crew for installing these speed humps at absolutely no cost to the HOA! We would also like to thank Al for his extensive coordination and hard work on this project.
